Why choose design-build over hiring an architect separately?

Speed and cost certainty. Design and pricing happen together, so you avoid the classic cycle of designing, tendering, discovering the price is too high, and redesigning. For most commercial renovations under $2M, design-build is faster and produces fewer change orders.

Do I lose design quality with design-build?

No — we work with independent architects and designers who carry the design. What changes is accountability: the design is checked against budget and buildability continuously, so the version you approve is the version that gets built.

Can you start from an idea, not drawings?

Yes. Most design-build clients arrive with a space, a rough program and a budget. We run test-fits, confirm feasibility against zoning and base-building constraints, and develop the design from there.
